(BPT) - Few things are as exciting as bringing home a new puppy. Whether Chihuahua or Great Dane, a pup's playful antics delight people of all ages. Having a dog can bring many years of companionship and precious memories, but before you ask, "How much is that doggie in the window?" consider a few expert tips for positive housetraining.



Responsible pet parents start planning long before bringing a puppy home. "Research your lifestyle - what your living accommodations are. Do breed research into what you want the pet for," says Dr. Chris Stearns, partner at Dalton Animal Care clinic in Dalton, Ga. "It's so important to have the right environment - enough room indoors and out, and enough attention."



Talk with different people who can share insight about the breeds you are considering. Veterinarians, trainers, groomers and breeders can provide valuable information about what dogs are best for your lifestyle, and what to expect for each in regard to training.



Stearns, along with Stephanie Daughtrey, a certified animal behaviorist at the clinic, offers these important tips for housetraining your puppy and keeping your home intact in the process.



1. Know potty triggers



Start by understanding your puppy's potty triggers. What exactly stimulates a pup's bladder and digestive system? While it varies from dog to dog, triggers are typically feelings of excitement, like when visitors arrive, and particular times of day, like after he wakes up or right before bed. Keep in mind, puppies will need to go after eating and/or drinking - usually within 15 minutes.



2. Establish a routine



Find a designated "potty patch" outdoors so your dog can associate that space with doing his business. Start by leash walking the pup to that spot so he can focus before spending any time playing.



If your dog doesn't go, consider keeping him on a leash inside too. Rotate 15 minutes inside and 15 minutes outside. Stay close to your new furry family member. If he starts to circle and sniff, in that familiar way, take him outside. If he starts to squat to urinate, clap or make a sharp sound that will stop him in the act. You can transfer him outside to finish and praise him there.



"Young puppies learn through positive reinforcement - not negative. Give them a treat when they go potty outside - that reinforces the good behavior right then and there. Praise them with a happy tone of voice," says Stearns.



3. Avoid indoor accidents



Accept that a puppy will need to go outside every one or two hours. It's the owner's responsibility to provide plenty of time outdoors, otherwise if left unattended for extended periods, a puppy will find a place to piddle.



"Close the doors out of the room where the puppy is - get baby gates to seal off other areas. A puppy will seek out areas of the house that are not part of the 'family den'," says Daughtrey.



4. Clean messes immediately



"Accidents will happen," says Stearns. "Expect it and work with it when it happens. You must deodorize it, so he can't use it as a scent-marking area. Use a product that does more than just mask the odor - it needs to enzymatically destroy the chemical in the urine."

How to get your offers accepted to buy properties

The biggest challenge facing most real estate investors is making acceptable offers, especially when buying properties is the basic foundation of real estate investing.



Unless you buy properties, you cannot make any money.



Here is how to make offers that get accepted.



The offer you make depends on the type of property you are buying.



1) Buying from motivated sellers



If you buy houses from motivated sellers, it is necessary to have the following pieces of information:



a) Market Value



Do your due diligence to find out conservatively how much the house would be worth in perfect condition. You must have this information before you can make any offer.



b) Mortgage balance



You must get this information before you can make an offer. A seller who is not willing to disclose this information is not motivated enough. Move on to a motivated seller.



The mortgage balance must allow you to buy the house and still leave you with a profit. It must allow you to make a profit and own it free and clear.



c) Repairs needed



It is possible to estimate repair costs with the information provided by the seller.



You must know how much you need to fix up the house before you can make an offer. Of course, I like to see the house and do my own repair estimates.



d) Asking price



If the owner is asking for too much money given the above 3 pieces of information, the dealmight never happen.



A good asking price must take into account the market value, mortgage balance and repairs. You can then make an offer based on the asking price. Make an offer if the mortgage balance allows you to make a profit.



Even though it is necessary to consider the seller's needs, no offer can be too low. If they are facing foreclosure, then they probably need some money to move, or their asking price might be just enough to get away from the property.



If the mortgage balance is too high compared to the value of the house, it does not make sense to make an offer. Move on to the next deal.



There is no bad offer, except the one you have not made. Always make the offers that make sense to you. You'll be surprised how many get accepted.



2) Buying foreclosed properties



The asking price and repairs are the only important considerations to make in this case. Banks selling these properties are willing to negotiate.



Most REOs are listed below market value. Depending on your exit strategy, if the numbers are close to making sense, by all means make an offer.



Lastly, remember to make your offer lower than the asking price.

Home staging always pays big dividends! Consider doing some simple home staging so that prospective buyers can imagine what the home will look like with furniture in it.



Does the basement have a "musty" smell? Figure out what the problem is and correct it.



Does everything in the house function properly? Make sure all the light bulbs are working, and all of the cabinet handles and doorknobs are securely attached. Walk through the house and give it the same scrutiny that a buyer will, double checking the smallest details in the home.

Change your home's air filter regularly



Smart homeowners will check their home's air filter every month to see if it needs replacing. How can you tell if it's time to swap in a new one? (BPT) - Whether you're finishing a basement or adding space, many home improvement projects require you to replace or add drywall. These days, many homeowners are considering hanging and finishing drywall themselves, giving their projects a complete do-it-yourself flair and helping to cut expenses.

7. Using joint compound and paper joint tape, apply a coat of joint compound to the joints and firmly embed the tape to ensure a good bond, then let it dry.



8. Apply joint compound over the taped joints and fastener heads - feathering out further with each coat - then let dry.



9. Using sandpaper, sand excess joint compound to create a smooth surface, making sure you don't damage the drywall face paper.



10. Make sure the finished wall or ceiling is free from dirt, grease, dust or anything that might affect your primer or finished paint.

Design Tips - Furniture layouts that work with your fireplace

I love fireplaces! I was inspired to write about this topic today while incorporating a new fireplace design into a home renovation project I've been working on.



Nothing makes you feel more comfortable and cozy than a crackling roaring fire on a cold winter day. A fireplace instantly infuses character and charm into any room and gives the space its personality. A formal living room fireplace lets us know it's a more mature space to relax or retire to on special occasions. The more rustic stacked stone fireplace in the family room calls for everyone to kick back, relax and nestle in for a casual family gathering. The dining room fireplace (my personal favorite) invites your friends and family to linger around the dining table for evenings filled with great food and even better conversation.



Whether it's your living room, family room, dining room kitchen or bedroom, the fireplace is the focal point in the space and the proper furniture placement is imperative in order for you to make the most of your fireplace.



Symmetrical Layout.



If your fireplace is centrally located within a wall and is flanked by windows or bookcases that are the same dimensions on each side, then you're dealing with a more traditional space and personality - which speaks to a more traditional furniture placement. Pairs are important here. Flank a pair of comfortable and inviting chairs (or similar in size, design and proportion) on either side of the fireplace. Place your sofa directly facing the fireplace and you now have a comfortable conversation area. Situate a cocktail table, ottoman or other surface in front of the sofa. Dress the mantle with a mirror, art, and other accessory pairs. Anchor the area with a beautiful area rug and make sure to relax the formality and potential stiffness with some colorful objects and textures.



Asymmetrical Layout.



In a more energetic space with the varied details, irregular nooks and crannies the fireplace that is off-center can create a more challenging space to layout. It's also a more interesting space to design. You may still be able to place the sofa directly in front of the fireplace, but if that isn't an option, consider positioning the furniture on a rug set on a slight diagonal turn. Make sure that the floating furniture situated on that rug are positioned at right angles with each other. It's all about the relationship within the grouping itself. For a more informal atmosphere, a more casual accessory placement above the fireplace mantle is expected. Just make sure there is a balancing act between all elements within this asymmetrical space.



Open Floor Plan.

Many homes have great rooms or large family spaces that are open and undefined. If not designed properly they can feel unanchored as the furniture can feel unanchored in an opened multi functional space. Open floor plans tend to flow from one space to another so it's more important than ever to have each space relate to each other. Create the furniture groupings in front and around the fireplace. Direct the traffic and flow around the furniture grouping rather than through the space - thereby defining the living space and accentuating the focal point. Keep everything clutter-free and avoid any sharp corners and obstacles. Incorporate durable and space defining flooring and area rugs to help designate zones to help define the space and enhance that beautiful fireplace.



Finally, remember to keep your seating casual and inviting, use forgiving fabrics which allow you to kick back and relax - and sprinkle high end comfort throughout with luxurious down pillows to sink into at the end of the day. Light the fire, grab your tea your favorite book and nestle in for the night!

Details on carpet stain removal

Carpet stain removal can be a daunting task. It should also be done with much care and precaution to prevent damage on the carpet. While using the vacuum cleaner will do fine, it will only remove the dirt. Stains are different, thus, they should be treated differently.



Regardless of the approach employed in removing the stains, it is best to act immediately and quickly. If you wait in doing the cleaning, you risk ruining your carpet for good. Whether oil, wax, solid or liquid substances are spilled on the carpet, you need to grab a clean cloth to remove the solid substances or what can be removed from the stain.



Then you have to blot out as much of the stain as possible. If a liquid substance spilled the carpet, there might occur wicking. Wicking means that the liquid substances have pooled at the bottom of your carpet. Hence, it will weaken the fiber of your carpet, causing the stain to spread and resurface; and eventually, serious damage is done on your carpet.



To prevent wicking, you need to cover the area with a thick dry cloth, and weigh it down with thick books or something that is heavy. Leave it overnight and remove the stain as normal in the following day.



In the morning, when you are certain that no more liquid or staining material will come out, blot out the stain using a dampen cloth or sponge. Avoid scrubbing the carpet as it would weaken the fiber and cause the stain to spread to other areas.



Blotting the stain gently will remove the stain without causing further damage to the carpet. If the stain remains after blotting it with water, you may want to squirt mild dish washing liquid onto it to clean. Blot the stain gently and let it sit for an hour before you blot again with a cool damp sponge or cloth until the stain is totally removed.



There are many carpet stain removal products available in the market in case you do not like to use dishwashing liquid detergent. Commercial products designed for removing stains vary based on what types of stains on your carpet.



For them to be effective, you need to figure out what type of stains your carpet has. If it is greasy like oils for cooking, body, automotive or moisturizing, use grease-based stain removal products.



If the stains are acid-based like coffee or urine, your choices are oil-based or acid-based products. In oil-based, the stains are dissolved, while in acid-based, the chemical quality of the spots are changed in order to make them easy to remove.



If you are not certain on the type of stain your carpet has, choose the all-purpose type of carpet stain removal product.



In all your undertakings, it is best to test the carpet stain removal product in a corner of the carpet or in any out-of-the-way area of the carpet, lest, you may risk creating a faded spot that may look more hideous than the stain itself.
